Commercial Transaction Manager
Location: Melbourne
Employment type: Permanent Full Time
Salary: $150,000 plus 11.5% superannuation and salary packaging
About the role
As Commercial Transactions Manager, you’ll lead the structuring, negotiation, and delivery of complex capital transactions that drive Housing Choices Australia's housing growth agenda. You’ll manage multi-party deals involving SPVs, corporate finance, debt structuring and government partnerships—seeing deals through from concept to financial close and integration.
This role is ideal for an experienced finance or investment professional with strong commercial acumen and a passion for impact.
Key responsibilities include:
Originate, assess, structure and deliver housing transactions
Lead negotiations with capital partners, developers and government stakeholders
Oversee due diligence, legal documentation and financial close
Build robust financial models to assess investment returns and risk
Collaborate cross-functionally to ensure seamless integration of successful projects
About the team
The Homes division is committed to expanding and enhancing Housing Choices Australia's portfolio of safe, affordable, accessible, and sustainable housing. It oversees the planning, development, and asset management of properties, focusing on high-quality construction, energy efficiency, and long-term maintenance strategies. The division ensures homes meet evolving resident expectations and contribute positively to community resilience and sustainability.
Skills and Experiences:
About you
You will have:
Tertiary qualifications in finance, business, economics or a related field
At least 5–8 years’ experience in investment, banking, housing, or property development
Strong commercial negotiation and contract execution capabilities
Proven experience managing project finance, corporate debt, and mixed capital structures
Strong financial modelling and analytical skills
Excellent stakeholder engagement, verbal communication, and presentation skills
Desirable: postgraduate qualifications (e.g. CFA, CA, CPA) and experience working with housing or government finance models.
You must agree to undergo any required employment screening, including but not limited to a National Criminal History or Police Check, Working with Children or Vulnerable Persons Check, and NDIS Worker Screening Check.
