Director Of Engineering & Facilities Management

LeoPalace Resort Guam is seeking a Director of Engineering & Facilities Maintenance to lead all engineering, maintenance, and facilities operations across our resort and mixed-use property.

The Director is responsible for the strategic and operational leadership of all engineering, maintenance, and facilities functions across the resort, including hotel operations, residential condominiums, swimming pools, and the wastewater treatment plant, placing a strong emphasis on preventive maintenance systems and long-term capital improvement planning, ensuring asset preservation, operational reliability, regulatory compliance, and cost efficiency.

The Director drives a proactive maintenance culture—minimizing reactive repairs, extending asset life cycles, and aligning capital investments with the resort’s long-term business objectives and guest experience standards.

What You'll Do:

Strategic Leadership & Asset Management

  • Lead, mentor, and develop the engineering and facilities team, fostering a culture centered on preventive maintenance, accountability, and operational excellence.
  • Establish and execute a comprehensive asset management strategy, including lifecycle planning, condition assessments, and replacement forecasting.
  • Develop and maintain a multi-year capital improvement plan (CapEx) aligned with ownership priorities, brand standards, and property needs.
  • Partner with executive leadership to prioritize capital projects based on risk mitigation, ROI, guest impact, and asset preservation.
  • Drive continuous improvement initiatives that enhance system reliability, reduce downtime, and optimize operational efficiency.

Preventive Maintenance & Reliability Programs

  • Design, implement, and continuously refine a robust preventive and predictive maintenance program across all facilities and systems.
  • Ensure full utilization of a Computerized Maintenance Management System (CMMS) for scheduling, tracking, and reporting maintenance activities.
  • Transition operations from reactive maintenance to a planned, data-driven maintenance model, reducing emergency repairs and service disruptions.
  • Monitor equipment performance trends and implement predictive maintenance techniques to extend asset life and reduce lifecycle costs.
  • Establish KPIs related to equipment uptime, maintenance compliance, response times, and cost efficiency.

Facilities Operations

  • Oversee the safe, efficient, and reliable operation of all building systems, including HVAC, electrical, plumbing, mechanical, elevators, pools, and life-safety systems.
  • Ensure all assets are maintained to manufacturer standards, regulatory requirements, and resort quality expectations.
  • Manage building automation systems (BAS) and implement energy optimization and sustainability initiatives.
  • Coordinate daily operations to ensure minimal disruption to guests, residents, and resort activities.

Capital Projects & Renovations

  • Plan, budget, and execute capital improvement projects, including renovations, system upgrades, and infrastructure enhancements.
  • Develop detailed project scopes, cost estimates, and timelines, ensuring alignment with operational needs and financial targets.
  • Oversee contractors, consultants, and vendors to ensure projects are delivered on time, within budget, and to quality standards.
  • Conduct post-project evaluations to measure performance, cost efficiency, and operational impact.
  • Maintain detailed documentation and reporting for all CapEx initiatives.

Wastewater Treatment Plant Oversight

  • Ensure compliant, efficient, and uninterrupted operation of the resort’s wastewater treatment plant.
  • Supervise certified operators and ensure adherence to all EPA and local environmental regulations.
  • Monitor system performance, reporting, and maintenance to maintain regulatory compliance and environmental stewardship.

Compliance, Safety & Risk Management

  • Ensure compliance with OSHA, EPA, fire/life safety codes, and all local regulatory requirements.
  • Implement and enforce safety programs, standard operating procedures, and emergency response protocols.
  • Conduct routine inspections, audits, and risk assessments to identify and mitigate potential issues proactively.
  • Maintain accurate records and documentation to support audits, certifications, and regulatory reporting.

Financial & Operational Management

  • Develop and manage departmental budgets, including operating expenses and capital expenditures.
  • Monitor and control costs through strategic sourcing, preventive maintenance efficiencies, and energy management.
  • Analyze financial and operational data to identify trends, variances, and opportunities for improvement.
  • Support procurement processes, ensuring cost-effective purchasing without compromising quality or reliability.

Guest & Resident Experience

  • Ensure timely and effective response to maintenance-related service requests, maintaining high guest and resident satisfaction.
  • Collaborate closely with Front Office, Housekeeping, F&B, Golf Operations, and Residential Services to ensure seamless operations.
  • Maintain all public and back-of-house areas to reflect the resort’s quality, safety, and brand standards.

What We're Looking For:

  • Minimum 7–10 years of progressive engineering/facilities leadership experience in a large hotel, resort, or mixed-use property required.
  • Bachelor’s degree in Engineering, Facilities Management, or a related field preferred.
  • Strong expertise in preventive maintenance systems, asset lifecycle management, and capital planning.
  • Proven experience managing large-scale capital improvement projects and budgets.
  • In-depth knowledge of HVAC, electrical, plumbing, mechanical systems, and wastewater treatment operations.
  • Experience with CMMS platforms, building automation systems, and energy management programs.
  • Professional certifications such as Certified Engineering Operations Executive (CEOE), Facilities Management Professional (FMP), or Wastewater Certification highly desirable.
  • Strong leadership, communication, financial acumen, and problem-solving skills.
  • Ability to work flexible hours, including weekends and holidays, as operationally required.

Physical Demands

  • Ability to walk extensive areas of the resort, including outdoor environments and mechanical spaces.
  • Capable of lifting up to 50 lbs and working in confined spaces, elevated areas, and varying weather conditions.
  • Ability to respond to emergency situations at any time.
