Our client, a property management company, is looking for a highly qualified and dependable Managing Director to be based in Singapore.
Position Description:
1. Strategic Leadership and Business Development
- Formulate business strategies to grow the managing agent's portfolio, including securing new clients (Management Corporation Strata Title or MCSTs) and expanding services.
- Identify opportunities for improvement and diversification of services, such as energy management, building maintenance, or specialized cleaning, ensuring alignment with industry trends and client needs.
- Oversee tender submissions, ensuring competitive and comprehensive bids for new property management contracts.
2. Compliance and Governance
- Ensure compliance with the Building Maintenance and Strata Management Act (BMSMA) and other relevant regulations governing property management in Singapore.
- Develop and monitor Standard Operating Procedures (SOPs) to ensure the management agent’s services are consistent with regulatory standards and the clients' expectations.
3. Financial Management and Reporting
- Oversee financial management of MCST funds, ensuring proper budgeting, transparent reporting, and prudent management of sinking and maintenance funds.
- Supervise and approve financial reports for properties managed by the agency, ensuring timely submission to MCSTs and proper management of operational and capital expenses.
- Review fee structures to maintain competitiveness while ensuring profitability for the company.
4. Operations and Service Quality
- Monitor service delivery to ensure high standards across all properties under management, from maintenance services to dispute resolution with property owners and tenants.
- Lead the operations team, including property managers, technicians, and administrative staff, ensuring efficiency and adherence to agreed service levels with clients.
- Manage contractors and third-party vendors, ensuring services are delivered on time, within budget, and at the quality expected.
5. Client Relations and Stakeholder Management
- Liaise with MCSTs, chairpersons, and council members, addressing their concerns and providing professional advice on property management issues, legal requirements, and best practices.
- Conduct regular meetings with MCSTs to update on operational matters, budget status, and project timelines, and ensure client satisfaction.
- Resolve escalated disputes between residents, tenants, or service providers, and ensure the smooth running of day-to-day operations across all properties.
6. Risk Management and Safety
- Identify risks associated with property management such as safety hazards, security breaches, or major maintenance issues, and implement risk mitigation strategies.
- Ensure workplace safety for staff and contractors operating at various sites, ensuring that they follow safety procedures and comply with WSH regulations.
- Oversee insurance coverage for properties, ensuring adequate protection against liabilities and unforeseen events.
7. Talent Management and Training
- Recruit, train, and develop key personnel, including property managers, administrative staff, and maintenance teams.
- Promote professional development, ensuring the team is up-to-date with changes in property management regulations, technology, and best practices.
- Implement performance management systems, ensuring the staff delivers services that meet client expectations and company standards.
8. Technology and Innovation
- Drive the adoption of technology to improve property management services, such as integrated building management systems, smart maintenance solutions, and resident portals for efficient communication.
- Explore innovative solutions that enhance operational efficiency, reduce costs, or improve service delivery, such as energy-efficient building technologies or automated property monitoring tools.
9. Legal and Contractual Obligations
- Manage contracts with clients (MCSTs) and vendors, ensuring terms and conditions are fair and legally sound.
- Handle legal disputes or compliance issues related to property management, ensuring proper legal guidance and representation.
- Provide professional advice to MCSTs on legal matters such as by-law enforcement, encroachments, and other property-related disputes.
10. Reporting to the Board and Shareholders
- Prepare and present reports to the board of directors and shareholders, providing updates on operational performance, financial health, and strategic initiatives.
- Recommend actions or decisions that align with the company’s long-term growth strategy and financial objectives.
Job Types: Full-time, Permanent
Pay: $19,500.00 - $20,000.00 per month
Supplemental Pay:
- 13th month salary
Experience:
- Singapore Property Management: 10 years (Required)
License/Certification:
- Singapore working rights (Preferred)
