About Bramlett Partners

Bramlett Partners is the fastest-growing independent residential real estate brokerage in Austin, TX. We support approximately 148 agents who close 1,300+ transactions and over $775M in volume annually. Our operating philosophy: amazing client service drives 5-star reviews and referrals. Technology, content, and systems are how we scale that standard without adding complexity.

We are a technology-forward brokerage. Every team member is expected to use AI daily to work faster, smarter, and more independently.

Role Summary

You will own the websites and paid acquisition engine that drive Bramlett Partners' growth. This is a performance role: your job is to get the right people to our web properties, and to turn that traffic into leads and clients. You will manage our core websites, run a significant monthly paid-ads budget across Google, Microsoft, and Meta, and run a constant A/B testing program across landing pages and ads to push conversion up over time.

You report to Jessica and work closely with Karly on brand and content, with our designers and video team on creative, and directly with Eric on strategy and new builds. You'll have a development team and AI design tools (Claude, etc.) to support you — so you don't need to be a world-class designer, but you do need strong design judgment, the ability to ship clean, pixel-perfect HTML/CSS yourself, and the instinct to look at a landing page or an ad and know why it is or isn't converting.

This is a hands-on, high-ownership role. These are tasks currently sitting on Eric's plate that are high-impact to the company. By day 90, the goal is that you own the web and paid acquisition pipeline and Eric is reviewing results, not running campaigns.

Websites You Will Own

  • bramlettpartners.com
  • austinhomelistings.com
  • austintxrealty.com

These run on modern, intuitive CMS platforms (Statamic, Sierra, AgentLoft). A development team supports the heavier lifts, but you should be comfortable shipping pixel-perfect HTML/CSS yourself.

Before applying, study our brand and web presence: bramlettpartners.com, our Instagram (@bramlettpartners), and the sites listed above. This is the standard you'll be maintaining and improving.

AI Proficiency Requirements

This is a hard requirement, not a nice-to-have. Every member of the Bramlett Partners team uses AI daily. This role leans on it especially heavily.

Minimum expectations:

  • Proficient with Claude or ChatGPT for copy drafting, ad/landing page variant generation, research, and analysis
  • Able to write effective prompts that produce usable first drafts, not generic filler
  • Strong UAT (user acceptance testing) skills — you can rigorously test a page or build, find what's broken or off, and document it clearly. This is the same muscle as vibe coding.
  • You either already "vibe code" (build/edit web pages and simple tools with AI assistance) or you are genuinely excited to learn and can show you pick up technical tools fast.
  • Willing to experiment with new AI tools and workflows without hand-holding

Within 90 days, you should be able to:

  • Spin up and iterate on landing page variants using our tools + AI
  • Run a structured A/B testing program and report on it
  • Suggest AI-powered workflow and conversion improvements proactively

Core Responsibilities

  • Website Management: Maintain and improve our three core websites — content updates, page builds, landing pages, fixes, performance/speed. Ship pixel-perfect HTML/CSS. Success: sites stay current, fast, and on-brand; requests turned around quickly.
  • Paid Performance Campaigns: Build, launch, monitor, and optimize paid campaigns across Google Ads, Microsoft Ads, and Meta (plus emerging AI ad platforms) that drive traffic and conversions. Success: cost per lead trending down, lead volume and quality trending up against targets; budget spent efficiently.
  • A/B Testing Program: Run continuous A/B tests on landing pages and ads. Form hypotheses, build variants, measure, document, and roll learnings forward. Success: a steady cadence of tests shipped; documented, compounding conversion gains.
  • Conversion / Landing Pages: Design and build landing pages that convert. Use designers, the video team, and AI tools as support. Success: pages convert at or above benchmark; clear iteration over time.
  • Design Execution: Produce on-brand web and ad creative using Canva; lean on designers and Claude design for heavier lifts. Success: creative matches brand standards; minimal rework.
  • Reporting: Track and report on traffic, spend, conversions, and test results so the team can see what's working. Success: a clear, current scoreboard leadership can trust without chasing.

Requirements:

Must Have

  • Demonstrated performance marketing experience — you have run paid campaigns and can show traffic and conversion results you drove (campaigns, metrics, before/after).
  • Experience managing meaningful ad budgets across multiple platforms (Google, Microsoft, and/or Meta).
  • Strong landing page and conversion instincts. You understand why pages convert and can articulate it.
  • Ability to ship pixel-perfect HTML/CSS and make hands-on edits to websites/landing pages.
  • Excellent UAT skills — methodical testing, clear documentation of issues.
  • Strong design judgment and taste (you don't have to be a master designer, but you must know good from bad and produce clean, on-brand work).
  • Demonstrated AI proficiency (Claude, ChatGPT, or equivalent). You will be tested in the interview.
  • Comfort with web analytics and making decisions from data (we use Metricool and are migrating to Piwik).
  • Excellent written and spoken English. You'll collaborate live with Jessica, Karly, and the team.
  • Reliable internet and a professional home office setup.
  • Ability to overlap with Austin, TX business hours (CT/UTC-6) for a minimum of 6 hours daily.

Nice to Have

  • Real estate, home services, or local-lead-gen marketing experience
  • Vibe-coding / building lightweight tools with AI (Replit, Lovable, Cursor, Claude Code, etc.)
  • SEO experience
  • Experience with our stack: Metricool, CallRail, Follow Up Boss, Piwik
  • Email marketing / marketing automation

Disqualifiers

We will not move forward with candidates who:

  • Cannot show real performance marketing results they personally drove
  • Have no demonstrated experience using AI tools in a work context
  • Cannot present professionally with clear, understandable English
  • Require constant direction — this is a high-ownership role
  • Cannot commit to consistent Austin business hours overlap

Authority and Decision Rights

  • Campaign builds, test variants, page drafts: Full authority to build and propose.
  • Launching paid spend / budget changes: Within targets set with your manager; larger allocation changes get sign-off.
  • Publishing site changes: Coordinate with the dev team; brand-facing changes are approved by Jessica/Karly.
  • Brand/creative direction: Karly approves brand-level decisions.
  • New site builds or major redesigns: Propose to Eric/Jessica. Do not implement unilaterally.

Reporting and Communication

Days 1–90:

  • Daily (or near-daily) check-in, cadence set with your manager
  • Daily async written end-of-day summary: completed / in progress / blocked
  • Real-time availability during overlap hours
  • Default to over-communicating in the first 90 days

After 90 days (earned autonomy):

  • Weekly 1:1 with Jessica
  • Daily async written check-in continues
  • Compelling scoreboard kept current

What Success Looks Like

At 30 days:

  • Fluent in our sites, tools, accounts, and brand
  • First A/B tests shipped; first campaign optimizations live
  • Taking web update requests off Eric's/the team's plate

At 90 days:

  • You own the web and paid acquisition pipeline end-to-end
  • A running A/B testing program with documented, compounding wins
  • Eric is reviewing results, not running campaigns
  • You've proposed at least 2 conversion or workflow improvements

At 6 months:

  • A trusted performance marketer the team relies on
  • Cost per lead down, lead volume and quality up against targets
  • Experimenting with new formats and AI-augmented workflows without being asked
