Property Accountant (Commercial/Multi Family) - Independent Contractor

Pay: $10.00 per hour

Position Summary

We are seeking a CPA to join our team responsible for reviewing multi-family commercial real estate (CRE) financial statements and providing detailed, actionable feedback to third-party property management companies. Additionally this role will work with the payroll company to onboard and offboard employees, review and process payroll, and be the liaison between the employees and benefits provider if employees have questions.

This role requires expertise in real estate accounting, strong analytical capabilities, and exceptional written communication skills. The ideal candidate will have experience as a property accountant or within the commercial real estate accounting and reporting space and will be comfortable communicating with stakeholders at all levels of an organization.

Key Responsibilities – Financial Statement Review & Oversight & Payroll

  • Review monthly and annual financial statements for multi-family apartment properties including the below activities.
  • Review and analyze fixed asset schedules and capitalization policies.
  • Review depreciation methodologies and useful lives.
  • Analyze construction draw schedules and capital project tracking.
  • Monitor and tie-out mortgage loan amortization schedules.
  • Review income and expense accruals.
  • Review equity transactions and partner equity accounts.
  • Ensure proper recording of new mortgages, refinances and interest rate caps.
  • Assess compliance with loan covenants and reporting requirements.
  • Analyze income statements, balance sheets, cash flow statements, and tie to supporting schedules.
  • Evaluate accuracy, completeness, and GAAP compliance of property-level reporting.
  • Review bank and other reconciliations for long-outstanding items and flag any that need to be resolved.
  • Provide detailed written feedback and required adjustments to property management teams.
  • Review and ensure requested updates have been made.
  • Review and input updates for bi-weekly payroll into the payroll system.
  • Onboard new employees in the payroll system
  • Communicate terminations to the payroll company
  • Oversight and coordination of owner reporting
  • Oversight and coordination of lender reporting
  • Oversight and coordination of lender capital draw process

Qualifications – Required

  • Active CPA license.
  • Experience as a Property Accountant, Senior Property Accountant, Real Estate Accounting Manager, or similar role within the commercial real estate industry.
  • Strong understanding of fixed assets and depreciation schedules.
  • Strong understanding of capital expenditures.
  • Strong understanding of mortgage loan amortization.
  • Strong understanding of accrual-based accounting.
  • Strong understanding of equity accounting and partnership transactions.
  • Knowledge of GAAP as it applies to real estate.
  • Strong attention to detail.
  • Strong analytical and problem-solving skills.
  • Excellent written communication skills, particularly via email.
  • Ability to communicate effectively with all levels of an organization.
