Snagging / Finishing Foreman – Commercial Fit-Out
Location: Ireland (Multi-site / Project Based)
Role Overview
We are looking for an experienced and highly organised Snagging / Finishing Foreman to oversee the final stages of high-quality commercial fit-out and interior projects.
Working closely with the Site or Project Manager, you will take responsibility for the finishing phase on site, ensuring all works are completed to a high standard and handed over with minimal defects. The role involves coordinating multiple subcontractors, including M&E trades, maintaining programme deadlines and ensuring all work meets client and quality expectations.
This is a key site-based supervisory role requiring strong attention to detail, confident leadership and the ability to work effectively in fast-paced project environments.
Key Responsibilities
- Manage and oversee the snagging and finishing stages of commercial fit-out projects
- Drive works to completion in line with project programmes and agreed handover dates
- Coordinate subcontractors and trades to ensure proper sequencing and quality delivery
- Identify, monitor and close out snags using QA and snagging management systems
- Work closely with M&E contractors to ensure smooth integration with building works, including:
- Builders’ works requirements
- Containment routes
- Ceiling and service interfaces
- Support for commissioning activities
- Review drawings and specifications to highlight any coordination or design issues
- Implement short-term planning and maintain accurate site documentation including:
- Site diary
- Labour records
- Delivery logs
- Progress reporting
- Ensure full compliance with Irish Health & Safety regulations, including RAMS, permits and inductions
- Maintain a safe, clean and well-organised site environment
- Assist with client inspections, practical completion and final project handover
- Promote high standards of productivity, workmanship and professionalism across all trades
Candidate RequirementsExperience
- Approximately 10 years’ experience in site supervision or management (or equivalent)
- Strong background in commercial fit-out and interior construction projects
- Proven experience delivering fast-track programmes involving multiple trades
Health & Safety
- Valid Safe Pass
- Valid Manual Handling certification
- Good understanding of Irish Health & Safety regulations and site implementation
Technical Skills
- Ability to read and interpret construction drawings and specifications
- Strong knowledge of fit-out sequencing and trade interfaces including:
- Partitions
- Ceilings
- Internal finishes
- Doors
- Fire stopping
- Competent in Microsoft Office, particularly Outlook and MS Project
M&E Coordination
- Experience coordinating mechanical and electrical trades within fit-out environments
- Understanding of builders’ works requirements, containment routes, ceiling interfaces and commissioning stages
Leadership
- Confident managing subcontractors and site teams
- Clear communication skills with both site personnel and clients
- Decisive and proactive with a strong presence on site
Planning & Reporting
- Experience with short-interval planning and weekly look-ahead programmes
- Accurate record-keeping including site diaries, labour returns and delivery tracking
Quality & Finishing
- Strong eye for detail and finishing quality
- Track record of delivering projects with minimal or no defects at handover
Right to Work & Mobility
- Legal right to work in Ireland
- Full, clean driving licence
- Willingness to travel between project locations as required
Desirable ExperienceCertifications
- SMSTS or IOSH Managing Safely
- Occupational First Aid / First Aid Responder
- Additional tickets such as MEWP, Working at Height or Abrasive Wheels
Fit-Out Project Experience
- Experience working in live or occupied environments
- Delivery of high-end finishes or bespoke interior packages
- Familiarity with digital QA and snagging software
Commercial Awareness
- Experience assisting with cost control and variation management
- Strong planning ability for site logistics and trade sequencing
Client Interaction
- Comfortable liaising with clients, consultants and design teams
- Professional and solutions-focused communication style
Trade Background
- Background in carpentry, joinery or a related finishing trade would be advantageous
Local Market Knowledge
- Experience working under Irish construction contracts and administrative processes
- Familiarity with the local subcontractor and supplier market
Job Types: Full-time, Permanent
Pay: €60,000.00-€70,000.00 per year
